Mike worked with us diligently for over a year and a half to prepare our property for sale.  He was knowledgeable, encouraging, and always available when we needed his help.  I really appreciated Mike's calm and thorough approach to the whole process.  I never felt like he was just hand-waving or that I was being "sold" on anything.  Clearly, Mike is someone who does the research and, what's more, is happy to share and explain the numbers to whatever depth the client requires.  This was very important to me, as a more technical person, to feel comfortable and confident that we were always on track.

After 25 years in one place, we were really out of touch with what the housing market was like and what we needed to do to prepare our home for sale.  What was required?  Which upgrades were worth our time and effort versus which things should be left to the new owners?  Mike worked with us to evaluate our home's assets and flaws, and helped us to identify and prioritize our projects.  He never put any pressure on us to spend money but, rather, let us know how potential buyers would see things and let us make our own decisions.  (I sometimes wished he would just tell us what to do but, looking back, he handled it perfectly.)

On a related note, I have to mention that Mike's contacts within the local business and contractor community were extensive and invaluable.  We had many necessary repairs to make, and it was through Mike's recommendations that we found our plumber, heating-cooling company, paver, home-stager, and real estate lawyer.  We didn't automatically hire every person that Mike recommended -- we still did our research -- but those we did use were uniformly excellent.

As selling time approached, Mike was on top of all the details and gently pushed us forward when we were feeling a bit overwhelmed.  Finally, it was time to sell.  We went on the market late Friday afternoon and by Monday at noon we had 7 or 8 offers, including two right at the top of the range Mike predicted.  Mike was then able to negotiate concessions with regards to inspections, financing and closing dates that made them even more attractive.  In the end, all we had to do was pick between two offers that far exceeded our initial expectations.

Of course, Mike was still there for us after the contract was signed, helping us with all the paperwork, inspections, regulations, and so forth, right up to the closing.  When there was a title glitch that has us panicky for a couple of days, Mike calmed us down and, even more importantly, was able to reassure the buyers and keep the closing on track.

In conclusion, we have nothing but praise for the Mike Freeman as a real estate broker and a person.  He is professional, intelligent, empathetic, knowledgeable and, in my opinion, possesses the highest personal integrity.  We're not only completely satisfied with his work as our agent but, honestly, are also sad that by moving out of state it will make it harder to continue what we now see as a real friendship."

"Big-ticket items: we got into the house we wanted, we sold our house at an even better price than expected, and both of these things happened on time with minimal drama. This is how it should work under the best of circumstances, but it does not always play out that way. Mike had major impact  on making these things happen. Namely: -He let us take our time with house-hunting, even encouraged it. Honestly, had it been any other way, we would not have moved forward with him as our agent. -His assessment of our house, its value, and our likelihood of being able to sell quickly was spot on. Other 'little things' that mattered: -Prompt with communication. Phone calls and texts were responded to immediately. -Well-organized. There is a lot to keep track of. I had no worries about Mike being able to keep track of things. -Mike's marketing and handling of the open house was outstanding. -Correct evaluation of offers. Possible areas to improve: -Get a paper trail for key items, rather than relying on phone calls and texts. This is minor, and it was only a small ticket item that caused confusion and minor drama. -On the purchase side: it would have been nice to have felt like we were in the driver's seat a bit more. We could possibly have negotiated a little bit harder at that time.
